Yes, a kitchen remodel can increase home value, but the amount depends on the renovation’s scope, cost, quality, and local real estate market. Increasing a home’s resale value also does not mean recovering every dollar spent.
At Katherine Mueller Design, we consider the kitchen within the context of the entire home. A successful renovation should improve how the space functions, connect with the surrounding architecture, and reflect the homeowner’s lifestyle.
That perspective helps answer a more useful question: Which improvements will make this kitchen better for the home and the people who use it?
How Much Value Does a Kitchen Remodel Add?
There is no single return that applies to every kitchen renovation.
The 2025 Remodeling Impact Report from the National Association of REALTORS® and the National Association of the Remodeling Industry estimated 60% cost recovery for a complete kitchen renovation. This figure compares estimated project costs with real estate professionals’ estimates of value recovered at resale.
For example, applying that percentage to a hypothetical $100,000 renovation would suggest $60,000 in added resale value. This is an illustration of cost recovery, not a prediction for an individual property.
You can explore the findings in the 2025 remodeling cost recovery summary.
Actual results depend on the property, neighborhood, market conditions, and work completed. A local real estate professional can help assess how a proposed renovation compares with nearby homes.
Separate Resale Value From Everyday Value
A kitchen renovation can provide benefits you experience long before a future sale.
Better storage may clear crowded counters. An improved layout can make cooking easier. Thoughtful lighting can support food preparation while creating a comfortable atmosphere for entertaining.
These improvements have practical value, even when they do not translate directly into a higher sale price.
Before planning the renovation, consider your timeline:
Selling soon: Focus on the kitchen’s condition, local buyer expectations, and improvements supported by comparable properties.
Staying for several years: Balance resale considerations with the features you will use regularly.
Creating a long-term home: Give greater weight to comfort, personal routines, and lasting design quality.
Your goals should guide the scope from the beginning.

Begin With What the Existing Kitchen Needs
An attractive finish cannot resolve every functional problem.
Before selecting cabinetry or countertops, identify what limits the kitchen today. Perhaps the dishwasher blocks a walkway. The island may crowd the cooking area. Storage might be plentiful but difficult to access.
These concerns deserve attention before decorative selections.
At Katherine Mueller Design, we approach the kitchen as a series of connected decisions. Cabinet dimensions influence appliance placement. Island proportions affect circulation. Lighting locations depend on how work surfaces will be used.
Addressing these relationships early helps create a more purposeful renovation.
Questions to Ask Before Remodeling
Can more than one person use the kitchen comfortably?
Is preparation space located where you need it?
Do appliance doors interfere with circulation?
Is storage suited to the items you own?
Does the kitchen connect comfortably with nearby rooms?
The answers help distinguish essential improvements from optional additions.
Which Kitchen Improvements Deserve Priority?
The strongest priorities depend on the existing home. However, layout, cabinetry, surfaces, and lighting are useful places to begin.
A Layout That Supports Daily Use
A practical kitchen allows people to prepare food, clean up, and move through the room comfortably.
An island may improve preparation space and seating, but its dimensions must suit the room. Making it larger can reduce the circulation that makes it useful.
Similarly, relocating a sink or range may resolve a significant problem. It can also introduce additional plumbing, electrical, or ventilation work.
Evaluate the functional benefit alongside the construction involved.
Cabinetry Planned Around Storage Needs
Cabinetry shapes both the appearance and usability of a kitchen.
Consider how you store cookware, dishes, small appliances, and pantry items. Deep drawers may suit pots and pans. Interior organizers can make specific items easier to reach.
Custom cabinetry can address unusual dimensions or specialized needs. Its value should be considered in relation to the home, budget, and intended use.
From a design perspective, the goal is storage that feels integrated into the room.
Countertops Selected for Their Setting
Countertops contribute substantial visual presence, but appearance is only part of the decision.
Different materials have different maintenance needs and performance characteristics. Consider how you cook, clean, and entertain before making a selection.
Review the surface alongside cabinetry, flooring, and backsplash samples. This helps establish a coordinated palette before installation.
A distinctive countertop can serve as the focal point. Supporting finishes can give its color and movement room to stand out.
Lighting That Makes the Kitchen Easier to Use
A kitchen needs light in the right places.
General lighting illuminates the room. Task lighting supports preparation and cleanup. Decorative fixtures contribute scale and character.
Plan these layers with the cabinet and furniture layouts. Pendants should relate to the island beneath them, while task lighting should reach the surfaces where work happens.
This coordinated approach supports both function and atmosphere.
Make the Kitchen Feel Connected to the Home
A renovated kitchen should have a clear relationship with the rooms around it.
In an open layout, its cabinetry may sit within the same view as a fireplace, dining table, and living room furnishings. Those elements need to work together.
That does not require identical finishes throughout. A repeated wood tone, complementary color, or consistent metal finish can establish continuity.
At Katherine Mueller Design, our whole-home perspective considers these transitions from the start. We look at what you see when entering the kitchen and what the kitchen contributes to views from nearby spaces.
This creates a renovation that feels considered within the broader home.
Does a Luxury Kitchen Remodel Increase Home Value?
A luxury kitchen remodel can add resale value, but a larger budget does not guarantee a higher percentage of cost recovery.
Premium appliances, custom cabinetry, and detailed finishes may suit a particular property. However, their resale contribution depends on the market and what buyers expect at that price point.
Before committing to an extensive renovation, consider:
The condition and finish level of comparable homes.
How the kitchen relates to the rest of the property.
Your expected length of ownership.
Which features serve your daily needs.
The total cost of design, construction, and installation.
Our design perspective is to give each investment a clear purpose. That might mean resolving an awkward layout, improving storage, or creating a stronger connection between the kitchen and adjacent rooms.
Avoid Decisions That Add Cost Without Solving a Problem
A renovation can expand quickly when selections are made without a clear plan.
Moving plumbing, enlarging openings, and changing appliance locations may be worthwhile. Each should address an identified need.
The same principle applies to finishes. Several dramatic materials can compete visually while increasing the budget. One well-chosen focal point may create a more balanced result.
Establish priorities before construction begins. Then evaluate proposed additions against those priorities.
A detailed scope and a contingency allowance can also help you prepare for conditions uncovered during the renovation.
Plan for Lasting Appeal Without Losing Personality
A kitchen can feel personal while maintaining a cohesive, lasting design.
Begin with proportions, quality construction, and materials that work together. These decisions establish the foundation.
Then introduce character through color, hardware, lighting, or a distinctive backsplash. The right balance depends on the architecture and the homeowner.
If a sale is approaching, discuss highly specialized choices with a local real estate professional. If you plan to stay, consider how much enjoyment those details will bring over time.
The goal is to make decisions with a clear understanding of both personal priorities and resale considerations.
Frequently Asked Questions
Does a Kitchen Remodel Increase Home Value Enough to Cover Its Cost?
Sometimes, but full cost recovery should not be assumed. A renovation can increase the sale value of a home while adding less value than the project costs. Results vary by scope, property, and market.
Is a Small Kitchen Update Better Than a Complete Remodel?
It depends on the existing kitchen. If the layout and cabinetry function well, targeted updates may address the main concerns. A complete remodel may be more appropriate when the room has significant layout, condition, or storage problems.
Should You Remodel the Kitchen Before Selling?
Start with advice from a local real estate professional. Compare the likely benefit with the renovation’s cost, timeline, and disruption. A complete renovation may be unnecessary when maintenance or selective updates would address buyer concerns.
Do Expensive Appliances Automatically Add More Resale Value?
No. Premium appliances may suit the property and improve the homeowner’s experience, but their purchase price does not establish their resale contribution. Consider their quality, dimensions, features, and fit with the home.
How Can an Interior Designer Help With a Kitchen Remodel?
An interior designer can coordinate layouts, cabinetry, finishes, lighting, and the kitchen’s relationship with surrounding spaces. This helps homeowners evaluate connected decisions before construction begins.
Final Thoughts: Create a Kitchen With Value Beyond the First Impression
